It may well be that a home was built in 1960, but with improvements and care the appraiser might see it as far younger and give it an effective age of 20 years. When a home looks good and all systems, elements and appliances are up-to date, the appraiser will note what he or she considers its effective age.All smoke detectors need to be in working order and if your state requires carbon monoxide detectors, they should be properly installed prior to the appraisal. If you don't, the appraiser will flag for repairs and have to make a second trip back to the home.
